<content:encoded><![CDATA[<p>Es war eine harte Woche, die Frau A. und ich da hinter uns gebracht haben: Kurzfristig kam ein Scheich auf Durchreise in unseren Palast zu Besuch, während ich etwas dringendes Arbeiten musste und mich dann auch noch ein paar Magenbakterien flachlegten. Im Palasthof mussten wir trotz sengender Hitze auch noch Hand anlegen, um den Palastgärtnern für Freitag auch etwas zu tun zu geben.</p>
<p>Dann der Donnerstag. Erste Party. Kollege von Frau A., der sich in den (von außen abgrundtief hässlichen, wie ich finde) Jumeirah Beach Residences ein Appartment gekauft hat. 28. Stock, Meeresseite.</p>

<p>Die Aussicht kann sich sehen lassen: von dort oben sieht der Strand wirklich schön aus und die Palme Jumeirah im Hintergrund macht auch was her.</p>
<p>Die Party war ok, zumal die Gäste von Schweden bis Australien aus allen Teilen der Welt kamen. Wenn diese Leute doch bloß nicht so fiese Akzente hätten, die bei lauter Wummer-Musik und etwas Alkohol eigentlich nicht mehr verständlich sind.</p>

<p>Freitag morgen. Der letzte Schnaps hat uns beiden nicht gut getan. Schnell den Gärtnern noch Anweisungen gegeben, dann ins berüchtigte Double Decker zum noch berüchtigteren Friday-Brunch. Preise wurden erhöht. Aber auch für 149 Dirham ist all-you-can-eat-and-drink noch ein gutes Angebot. Biere blieben besser ungezählt, und wenn Frau M. aus BB endlich die Fotos von ihrer Kamera zumailen würde, könnte ich auch einige Stimmungsbilder liefern.</p>
<p>Früher Abend: Uff</p>
<p>Dann wieder ins Taxi. Nächste Party. Diesmal AUF he Palm Jumeirah. Bisher war ich noch nie auf der künstlichen Insel, von der es heißt, sie gehe unter, hätte ein Brackwasserproblem, Rattenprobleme, teure und kleine Grundstücke usw.</p>
<p>Stimmt alles. Die Anfahrt ist lang und außer monotonen Wohnblöcken und Reihenhäusern ist dort (nachts) auch nichts spannendes zu sehen. Ein Cafe um die Ecke oder ein Supermarkt sind mir jedenfalls nicht aufgefallen. Jeder "Palmwedel" ist durch Schranke und Wächter gesichert, dahinter führt eine lange Straße mit auffällig ähnlicher Bebauung zu beiden Seiten fast endlos geradeaus.</p>
<p>Nur geschätzte 30 Prozent der Häuser auf diesem Palmwedel wirkten irgendwie bewohnt, der Rest scheint reines Spekulationsobjekt zu sein. Denn die Häuser sind mittlerweile schweineteuer. Zwar auch groß, aber ob die engen Grundstücke wirklich ihr Geld wert sind, muss jeder selbst entscheiden. Denn der kurze Strand direkt am Garten ist zwar nett, aber voller kleiner fieser Betonstücke. Und ohne Brandung bringt das Meer auch nur halb soviel  Spaß.</p>

<p>Aber zum Feiern ist die Location anständig geeignet. Kein Nachbar beschwert sich, man hat die Wahl zwischen pipiwarmen Meer und körperwarmen Pool, viel Platz und genug Getränke.  Und wo viele Perser sind, ist die Stimmung meist auch gut. Dass ich keinen der Tanzhits kannte, zu denen die Mädels auf dem Rasen hüpften,  muss ich wohl auf meine Kappe nehmen.</p>

<p>caveat emptor is the latin  origin of the well-known doctrine of "Buyer beware". That applied in the old  days and today to homeowners selling present property to other individuals, and  it was against the state of a property as it was the buyer's responsibility to  inspect the unit and decide if the price is worth it, basically that there is no  warranty. Developer's responsibility to actually build the unit is NEVER under  caveat emptor, it is a contractual obligation to deliver that Damac in this case  clearly violated and is simply counting on investors to bend over and let it  slide. As a matter of fact, even in defects and quality issues, the developer  (builder-seller) STILL cannot be protected by caveat Emptor as they are  responsible for what they build. Today for example in the US they have what is  called Implied Warranty of Fitness that developers HAVE to deliver the property  free of any defects.</p>
<p>Greed or whatever, the investors invested and signed  a contract that forces the developer to build if he can, and the fact that DAMAC  did not put in the foundations for over 4 years before Nakheel reorganized the  plots is not the investors fault. I say take them to court and make them pay  full damages.</p>

<p>Believe Nakheel! I  do realise that they are late on a few projects, but as a buyer, I'd just  purchase from them or Emaar. The only two developers I have trust in and I'm  saying this as an expat! Have never believed Damac and am sure it is to do with  greed. All the money from the downpayments was probably "snatched" up and spent  a long time ago....perhaps this is just the beginning of a complete breakdown!  Raffle draws on private jets, islands, luxurious cars, etc to attract people?  Good idea, sure...but for how long? I can just imagine how many projects are  financed to completion in Dubai from the money received as downpayment for newly  announced ones...how can you break even then or make a profit? <p>While people talk about  potential losses that may arise on account of the shelving of this project,  there are damage control measures one could look at.<br />One idea that  immediately comes to my mind is holding the subject land on which the property  was to be constructed in trust for the registered buyers of the property,  liquidating the land at current values and making proportionate payments.<br />At  least the registered buyers could benefit from the appreciation of the  land.<br />This could be a better solution than the two alternatives  offered.<br />And, if payments have been made to Damac on percentage of completion  basis, the damage would be minimised further.</span> </div>

<p>The probem has got to have its genesis in the turmoil  currently facing the construction industry which is bleeding on every front for  reasons outside its control. Acute scarcity of resources - notably materials and  manpower - coupled with escalation of costs to levels beyond belief on the one  hand and fixed-price contracts on the other, have all had a devasting effect on  the industry. Palm cancellation is, in my veiw, just tip of the ice-burg.</span>  </div>

<p>I'm afraid greed  sometimes backfires, for every one investor that may lose money, there are  possibly 5,000 others who are waiting for the bubble to burst and help reduce  the over inflated housing market and give others a chance to live and work in  Dubai.</span> </div>

<p>This is getting  interesting!! Damac says one thing and now Nakheel has come out and contradicted  Damac's "story". Hmmmm? Who should we believe??? </p>
<p>The Dubai government  needs to quickly get involved or this story is soon going to become world news.  If the group of UK investors proceed with taking Damac to court the UK press is  going to be all over this story and it will not be good for Dubai's reputation  or image.</span></div>

The Revenue Miner is working diligently to complete two client marketing projects by tomorrow so this will be short, but don't miss this post's sizzle! One of my favorite restaurants is <a href="http://www.thepalm.com" title="The Palm Steakhouse">The Palm Steakhouse</a>. As you know, I am a Big Fan of Customer Loyalty Programs and Customer Rewards Programs. The Palm sponsors <a href="http://www.thepalm.com/index.cfm?fa=p&#38;pid=7" title="Palm 837 Club">The 837 Club </a>- this is the address of their original flagship location at 837 Second Avenue in New York City. I've been an 837 member since October 2000 and have earned and enjoyed several free dinners since then. For the holidays 837 Club sent me a nice 4-color holiday card that included three (3) $25 gift certificates (coupons) - good towards the purchase of two dinner e<font face="Times New Roman">ntrées. One coupon is effective ifrom January 1 to 31, the second from February 1 to 29 and the third from March 1 to 31. It is interesting to note that I only dined at The Palm once or twice in 2007 and they Still sent me this holiday gift package! Second, January, February and March are typically their slower seasons and dinnertime (at least during the week) is typically less crowded than lunchtime (business lunches). While I may or not dine at The Palm between now and March 31, chances are I probably will and if I have the opportunity to schedule a business dinner at The Palm, I will put forth the extra effort to Palm. This great holiday gift is relatively inexpensive to produce and mail but Forces me to pay more (upsell) to capture the value of the coupons. Cleverly, during their very busy holiday season, The Palm "bought" shelf space with me and now I'm looking forward to my next great steak at The Palm. <strong>Why not create a series of coupons to market your products and services that keep your customers coming back for months, especially January, February and March of The New Year. And send them out now to generate goodwill for the holidays. Although, it's getting a bit late in the year now for people to read their holiday mail so you may want to launch your gift on December 30 or January 2 or 3</strong>. Maybe you'll see my friend Reggie and me there soon. Turn up the grille!</font></p>

<content:encoded><![CDATA[<p>En la costa de <a href="http://es.wikipedia.org/wiki/Dubai" target="_blank">Dubai</a>, en los <a href="http://es.wikipedia.org/wiki/Emiratos_%C3%81rabes_Unidos" target="_blank">Emiratos Árabes Unidos</a>, se está construyendo la mayor y más cara oferta residencial del mundo, además de ser una obra de remodelación del litoral que se podría calificar de faraónica, con una inversión monetaria y aplicaciones de ingenieria sin precedentes.</p>
<p>La idea ha partido del sultán <strong>Ahmed Bin Sulayem</strong> y del grupo empresarial de su propiedad <strong><a href="http://www.nakheel.com/" target="_blank">Nakheel</a></strong>, y consiste en crear 1.000 kilómetros nuevos de costa en Dubai. Quizas el proyecto más ambicioso sea el que lleva por nombre <a href="http://www.thepalm.ae/" target="_blank">The Palm</a>, y consiste en la creación de<strong> 520 km nuevos de costa</strong> divididos en tres complejos, cada uno de ellos con forma de palmera.</p>

<p>Cada uno de los complejos se ha construido sobre terreno antes cubierto de agua de mar, mediante un proceso que lleva por nombre<strong>reclamación</strong>.</p>
<p>El complejo tiene una <strong>barrera exterior</strong> que sirve como rompeolas, además de proteger a las <em>hojas de la palmera</em> frente a fuertes oleajes y desastres marinos.</p>
<p>Esta barrera se ha formado añadiendo capas al lecho marino. La <strong>primera de las capas</strong> es arena, cubierta con una capa geo-textil permeable al agua fabricada por el hombre para impedir que el mar arrastre la arena vertida.</p>
<p>Encima se pone la primera <strong>capa de piedras</strong> de protección, pesando cada una de ellas cerca de 1 tonelada de peso.</p>
<p>Seguidamente se añaden <strong>dos capas mas</strong> de piedra para formar la armadura, teniendo cada una de esas piedras cerca de 6 tonelada de peso.</p>

<p>En la imagen superior se pueden ver diferentes momentos del proceso de construcción de la barrera de protección.</p>
<p>Una vez construida la barrera se ha procedido a crear el lecho sobre el que arrancan los cimientos del complejo, formado por <strong>4.880.000 metros cúbicos de roca</strong>, y sobre ellos se han volcado cerca de <strong>92.234.000 metros cúbicos de area de mar</strong> que dan lugar a la superficie del complejo. La elección de arena de mar es debido a que es mas estable frente a seismos que la arena del desierto.</p>
<p>La obra también ha cuidado del medio ambiente, y <strong>han reubicado más de 1.800 peces y otras formas de vida marina</strong> de la zona de obras a otras zonas en mar abierto.</p>

<content:encoded><![CDATA[<p>On New Years Eve, we took Raff and Carole up on their totally spontaneous offer to host a party. They are one of the first to take up residency on The Palm Island Jumeirah, on the ‘trunk’ of The Palm. They bought a fifth level apartment (technically the fourth floor, since the ground floor is level 1).</p>
<p>The Palm is still largely a construction site, an aural cacophony of drilling, hammering, revving, piling, beeping and scraping. But Raff and Carole’s apartment looks out on an expanse of sea with the Burj Al Arab in the distance and Sheikh Mohammed’s private island in the foreground. If you squint out their living room window, beyond the scum at the waters edge and heaps of construction detritus, you can really see the potential.</p>
<p>The party was on New Years Eve and we didn’t fancy our chances of catching a taxi later in the evening. Raff and Carole offered us their sofa (presumably for sleeping on and as limited to their premises) but, although we packed bedding and toiletries, Andrew was not mad keen. After a stressful evening of self abuse there is no substitute for falling into your bed. It HEALS you: slumber is more even, the hangover less vicious and - let’s face it – it’s always preferable to drool into your own pillow.</p>
<p>“We could always walk home,” said Andrew.</p>
<p>“It’s ten kilometers!”</p>
<p>“Ah, come on now,” said My Beloved (this being one of his favourite expressions since Raff, Carole and I tortured him with Father Ted screenings for weeks on end). “It’s probably not more than six.”</p>
<p>“I’m not bloody walking,” I said. “Tell you what though. I could cycle.”</p>
<p>“Great idea! And I could run.”</p>
<p>“Run?”</p>
<p>“Yes.”</p>
<p>“RUN?”</p>
<p>“Yes, run. As in jog. To put one foot in front of the other, quite fast.”</p>
<p>I didn’t say anything as he packed my bike into the back of the car, followed by his running shoes and shorts. I figured he would probably be incapable of STANDING at the end of the night, never mind putting one foot in front of the other, quite fast.</p>
<p>When we arrived at Raff and Carole’s, Andrew bonded with the beer while I got stuck into the margharitas. We spent most of the evening on the balcony which was lit up with fairy lights and candles and was unspeakably charming until it was gate crashed by mosquitoes. They were like armadillos with wings.</p>
<p>We repaired inside, where Raff put on ‘Finding Nemo’ to demonstrate the quality of their new plasma screen. One of their friends, who was blitzed when she arrived, had for some reason been talking about tap dancing. Carole and Andrew were drunkenly exhorting her to shake her funky stuff, and she was going: “No, no I couldn’t, no really – oh, alright then”.</p>
<p>She started dancing across the room, accompanied by herself and considerately giving us a tutorial as she went: “Tap-dancing is really just one move, where you TAP! the ball of your foot against the ground. It’s a shuffle, like this. So let me see – HAPPY FEET! I’VE GOT THOSE HAP-HAP-HAPPY FEET! Shuffle left, shuffle left, shuffle shuffle shuffle left – I CAN’T CONTROL THE DANCING DEAR TO SAVE MY SOOOOOUL! Shuffle right, shuffle right – THOSE WEARY BLUES CAN’T GET INTO MY SHOES!”</p>
<p>I understand she learned the routine when she was seven. There was something frankly disturbing about a grown woman singing ‘Happy Feet’ with that level of gusto - or any level of gusto, for that matter.</p>
<p>Meanwhile, Andrew and I were engrossed in the gripping tale that is ‘Finding Nemo’, but this woman was tap-dancing across the screen, and we were bobbing our heads around trying to follow the action</p>
<p>“Are you watching?” she shouted.</p>
<p>“Absolutely,” said Andrew, trying to see through her flailing arms, “but Marlin and Dory are about to go searching for Nemo and it’s a very tense moment. If you could just move to the left-“</p>
<p>“HAPPY FEEEEET!” she bawled. “You’re not WATCHING!”</p>
<p>“I am,” said Carole with a poker-straight face that made me see my friend in a whole new respectful light.</p>
<p>At around half two in the morning I was trying to scare away a slavering-fanged mosquito by pulling faces at it, with not a lot of success.</p>
<p>“Shall we go?” asked Andrew, clearly fed up with the insane tap-dancing lady.</p>
<p>We said our goodbyes and, at the car, I donned the reflective jacket Danny gave me for Christmas while Andrew swapped his shirt and trousers for singlet and running shorts. And then he started jogging, while I wobbled along behind him with my flashing rear light.</p>
<p>Husband started strongly, powering up the overpass towards Dubai Marina. I stopped every half a mile to text status updates to an incredulous Carole. The number of cars on the road at 03:00hrs on New Years Day was mad, although maybe they called their buddies when they saw us: “Hey, I’m not sure whether I’m drunk or . . . yeah but I’ve just passed this bloke JOGGING and . . . and there’s a bird behind him in an evening dress on a bicycle. Get down here and take a look.”</p>
<p>Andrew was slowing down coming to Interchange 5, going slower and slower, and by the time we hit The Springs entrance he was practically in reverse. His knee had crapped out and he was starting to whine.</p>
<p>“Go on, Niamhie, give me a backie.”</p>
<p>“Tomes. I mean it. Step away from the bike.”</p>
<p>“Aww, come on!”</p>
<p>He attempted to forcibly hitch a lift but I was giggling too hard to cycle. Somehow he talked me into relinquishing my beloved bicycle and taking a backie. Since it’s a mountain bike, the crossbar is not level: from the handlebars it slopes down to the saddle support. Three seconds later I was firmly wedged in Andrew’s sweaty crotch, getting rhythmically kicked by his sweaty knees.</p>
<p>We finally made it home at four o’clock in the morning in one piece – although I was severely dented in the left hip region</p>
